Room Booking Terms & Conditions
a) Charles Wells Limited T/A Wells & Co, Brewpoint, Cut Throat Lane, Fairhill, Bedford, MK41 7FY (“Wells”/”Us”/”We”)
b) The Guest (“You”)
1. Your Booking
1.1. You are responsible for checking the details of your booking are complete and accurate before you confirm your booking . Wells will not be liable for any delay or non-performance if you provide us with incorrect information.
1.2. Wells will confirm our acceptance of your booking by sending you an email to the email address that you provide during the booking process. The contract between us for the provision of your room and any additional services added to your booking will be formed when you receive this email confirmation from us.
2. Check In and Check Out
2.1. Guests will be asked to confirm their name and nationality upon check-in. Overseas guests, excluding Republic of Ireland and Commonwealth citizens, will be asked to provide their identity card / passport details. Acceptable forms of identification are: a passport, driving licence, ID card or police warrant card.
2.2. Check in is between 3pm – 10pm Monday -Saturday and 3pm – 9pm on Sundays. If you require a late arrival, please speak with a member of the team prior to your anticipated arrival.
2.3. You may request an early check in which is subject to availability, we will try to accommodate your request, however please note it is not guaranteed unless an additional fee is paid.
2.4. Check out is by no later than 11am.
2.5. If you require a late departure please let reception know a day prior to your anticipated arrival date, charges may apply and these are subject to availability.
2.6. Reception desks may not be staffed 24 hours a day.
3. Payment
Direct Bookings Made With Us
3.1. Upon booking your room, details of a credit or debit card will be taken to guarantee your booking. Payment for your stay, “the Booking Fee”, will be required upon check-in, unless otherwise stated in your booking.
3.2. The expiry date of your debit/credit card must be later than the end of your stay.
3.3. Any additional costs such as food and beverages will be payable at the time of placing an order.
Bookings Made Through An Online Booking Agent:

3.5. Upon arrival, details of a credit or debit card will be taken as a guarantee against any additional costs incurred during your stay. The expiry date of your credit/debit card must be later than the last date of your stay with Us
3.6. Any additional costs such as food and beverages will be payable to Us at the time of placing an order.
4. Prices
4.1. All prices include VAT. Wells reserves the right to alter the prices at any time for non-confirmed/non-guaranteed bookings.
4.2. If the rate of VAT changes between the date of your booking and the date of your stay, Wells may adjust the rate of VAT but the price you pay will remain the same.
5. Children and Extra Beds/Guests
5.1. No person under the age of 18 shall be permitted to check-in and stay without parents or guardians over the age of 25. Wells reserves the right to request valid photographic proof of identity and age, so please bring this with you and ensure all guests under your booking bring identification, otherwise where requested you and/or your guests will not be permitted to stay.
5.2. Children under the age of 16 are not permitted to stay in their own room without an adult.
5.3. Children aged 16 to 18 may stay in an adjacent room to their parent or guardian who shall be responsible at all times for the child/children and must have key access to the room occupied by the child/children.
5.4. Wells will not be responsible for supervising any of your guests including but not limited to those under the age of 18.
5.5. When booking, please ensure that you have accounted for all guests staying as rates will vary depending on occupancy. If for any reason you are found to have booked the incorrect occupancy, charges may apply.
5.6. The maximum number of cots, extra beds and children allowed in existing beds may vary depending on the room type booked. Please speak to a member of the team to clarify options.
5.7. Supplements for such are not calculated automatically in the total costs and will have to be paid for separately upon arrival. The team member will provide a quote for this.
5.8. All cots and extra beds are subject to availability.
5.9. The maximum room occupancy must not be exceeded, and we reserve the right to undertake occupancy checks. Any over occupancy shall be subject to clause 18.
6. Parking
6.1. On-site parking is available to you during your stay free of charge. Please ensure to register your number plate upon arrival to avoid any penalty charges. Wells do also have chargeable electric charging points available within the car park at an additional cost to the user to charge their car.
6.2. Please ensure when parking that you give consideration to the vehicles of other guests and do not block any access to other vehicles, or the premises.
7. Dogs
7.1. Dogs are allowed, subject to availability of room type. A cleaning fee will apply.
7.2. Within the pub, dogs are welcome in our bar areas. For the comfort of other diners, dogs are not permitted in the restaurant.
7.3. If for any reason your dog caused damage to the room during your stay, additional charges will apply. See clause 13.
8. Group Bookings
8.1. For group bookings, different terms and conditions may apply. Please speak with the team for more information.
9. Internet
9.1. WiFi is available in all areas and is free of charge.
9.2. We do not guarantee the availability, speed or uptime of the internet service.
10. Breakfast
10.1. Your room rate may include breakfast, which is served daily between 8am – 10:30am, except for Christmas Day, where timings may vary and bookings may be required.
10.2. Please note that the premises reserves the right to change the breakfast offer.
11. Dietary Information
11.1. Special dietary requirements (to include any guests with allergies) must be notified to us at the time you reserve your room, and upon placing an order for any food or drinks, and are always subject to availability.
11.2. Wells accepts no responsibility for illness, death or any incident as a result of any food or drink items that have not been provided to you by the premises or where you have not provided to Wells full allergen details of your Guest/s.
12. No smoking or Vaping
12.1. For the comfort and safety of all guests, we are exclusively a non-smoking/vaping establishment. If we find evidence of smoking or vaping, you will be charged. Our management team reserve the right to ask you to vacate the venue if you are found to be smoking or vaping.
13. Damage
13.1. Wells reserves the right, and you hereby authorise us, to charge your credit or debit card for the cost of rectifying damage which has been caused by you or your guests to the hotel’s property or structure. Wells also reserves the right to issue an invoice for immediate payment of the costs for damages to your registered address.
14. Cancellation
Direct Bookings Made With Us;
14.1. Cancellation is free of charge up until 3pm the day prior to your scheduled arrival date. Any modifications or cancellations after this point will be subject to a charge at 100% of the booking rate. If you fail to show, without prior notice, your card will be charged a 100% cancellation fee.
14.2. Wells may decline or cancel bookings made in advance or during the stay for any guest who breaches, or have previously breached, these terms and conditions (as may be updated from time to time) which includes non-payment any fees or charges, whether the booking is in their name or not.
14.3. Wells reserves the right to:
14.3.1. change your room allocation at any point during your stay for any reason; or
14.3.2. cancel any booking(s) due to health and safety concerns or full or partial closure of the hotel. In the event we have to cancel your booking(s) we will attempt to notify you and a full refund will be processed to the same debit/credit card, though it may take a few days for the funds to reach your account.

14.5. We shall not be liable for issuing any form of refund/s relating to your booking, you must refer to the Online Booking Agents and the Online Booking Agents associated Terms and Conditions
15. Events Outside Out Control
15.1. Wells may also cancel your booking if an event outside of our control (including industrial action, explosion, outbreak of disease, health and safety issues, fire, flooding, and failure of power and/or water supplies or emergency evacuation) means that we are unable to make your room available to you. In this case we will contact you to let you know as soon as possible and:
15.1.1. if you have already paid for your room, we will refund your payment to you; or
15.1.2. if you have not yet paid for your room, you will not have to make any payment to us.
15.2. Save as set out above, we will not be liable or responsible for any failure to perform, or delay in performance of, any of our obligations that is caused by an event outside of our control. This does not affect your statutory rights.
16. Additional Charges
Early check-in
£10 per hour (12pm being the earliest and £30 being the maximum charge applicable) Late check-out £20 (up to 12pm)
Additional Bed (Z bed/fold out bed)
£20 per night (includes breakfast)
Cot No Charge
Dogs £20 per night
17. Other Terms
17.1. You must not:
17.1.1. Use electrical appliances such as toasters, mini cookers or grills are in the rooms;
17.1.2. at any time, be threatening or abusive towards our staff or any other guests,
17.1.3. or cause any health and safety hazards including tampering with fire alarms, smoke detectors and emergency equipment;
17.1.4. engage in unlawful activity (e.g. illegal substances) and bringing potentially dangerous or hazardous materials or equipment on the hotel premises is not permitted.
17.1.5. Remove, damage or cause destruction of any hotel property;
17.1.6. use any of the technology provided by us to download or access any unlawful or obscene material;
17.1.7. cause unreasonable disturbance to our other guests or any staff.
17.2 Guests must pay particular attention to the fire safety information and details of the nearest fire exits provided on the premises.
17.3 Our staff, including management, housekeeping and maintenance, may require access to your room during your stay. Whilst we will try to do so at a time that we both agree.
18 Breaches
18.2 Causing damage to the premises, other guests or their property or breaching these terms and conditions in any way is not acceptable, and if you or your group do so, we may, without liability to you (including but not limited any liability to pay a refund or any other compensation):
18.2.1 Remove you and your guests from the premises and cancel your booking
18.2.2 Keep any amounts you have paid for the booking, or charge you for such booking fee where payment has not been made in advance
18.2.3 Remove your items from the premises and dispose of them unless your items are collected within seven days
18.2.4 Restrict access to the premises
18.2.5 Reject any future bookings from you and prevent you attending any of our premises.
19 Liability
19.2 Our total liability to you shall not exceed the Booking Fee paid by you.
19.3 We shall not be responsible for any loss or damage to any property belonging to or brought onto the premises by any person, including motor vehicles and their contents, and is not liable for any injury or any other loss or claim by or to any person at the Venue. We shall not be responsible for any loss due to mechanical breakdown, failure in electricity supply, fire, flood, Government restriction, epidemic or pandemic or act of God, which may cause the premises to be temporarily closed, or the event interrupted. You will be liable for any damage caused to the property as a result of negligence by you or your guests.
19.4 We shall not be liable for damage or theft of any property belonging to you or your guests brought to the premises.
19.5 We do not accept liability for failure to meet any of our obligations where such failure is due to events beyond our reasonable control.
19.6 Save as prohibited by applicable law, we shall not be liable whether in contract, tort (including negligence) or for breach of statutory duty, or in any other way, for any indirect or consequential losses including:
19.6.1 losses including:
19.6.2 loss of income, sales or revenue;
19.6.3 loss of business;
19.6.4 business interruption;
19.6.5 loss of profits or contracts;
19.6.6 loss of anticipated savings;
19.6.7 loss of data;
19.6.8 loss of reputation and/or goodwill; or
19.6.9 wasted management or office time.
20 General
20.1 These Terms and Conditions constitute the entire agreement between you and us.
20.2 You may wish to take out Insurance for any unforeseen circumstances.
20.3 If you have made a booking through an online booking agent theses terms and conditions shall prevail over any terms and conditions presented by the online booing agent save for “Payment” and “Cancellation”
21 Applicable Law
21.1 These Terms & Conditions, and any dispute or claim arising out of or in connection with them or their subject matter or formation (including non-contractual disputes or claims), shall be governed by, and construed in accordance with the law of England and Wales.
21.2 Each party irrevocably agrees that the courts of England and Wales shall have exclusive jurisdiction to settle any dispute or claim arising out of or in connection with these Terms & Conditions or its subject matter or formation (including non-contractual disputes or claims).
22 Severability
22.1 If any part of these terms and conditions is deemed invalid, illegal or for any reason unenforceable then that part will be deemed deleted and will not affect the validity and enforceability of the remaining parts. Any failure by us to enforce our rights or remedies under these terms and conditions or otherwise shall not be construed as a waiver by us of those or any other rights or remedies.
22.2 All rights not expressly granted in these terms and conditions are reserved.
